LPM/Contracts & Pricing
Contracts & Pricing

Your contracts, finally working for you.

LPM reads every agreement, quote and renewal the way a seasoned consultant would, extracting the terms that matter, flagging the gaps that cost you, and sense-checking every quote against its scope.

Pricing

One flat fee per contract.

Every plan is the full platform with unlimited Lola included. You pay per active maintenance contract, per month, at the rate of that contract's annual value, with specialised pricing for body corporate managers and FM companies running multiple portfolios.

Pricing changes at the end of October. Join before 31 October 2026 and lock in today's rates for as long as you stay.

LPM Managed: forward it to Gareth
For managers who want the lift side handled, not just visible. Everything the platform flags is reviewed by us, we liaise with your lift contractor, chase repairs and quotes, and give you a committee brief before each meeting. When something comes in from the lift company, you forward it, and we deal with it. Fixed monthly fee, scoped to your portfolio.

Portfolios & project work
Body corporate managers and FM companies running multiple buildings get portfolio pricing. Independent audits, tenders and modernisation projects are scoped and quoted separately, always as fixed fees.

Contract analysis

Every clause, extracted and remembered.

Upload an agreement, and LPM pulls out fees, per-unit rates, fee adjustments, inclusions, exclusions, and expiry, and remembers all of it. Most importantly, it tells you what's missing.

Gap detection: undefined call-out coverage, uncapped markups and vague scope are surfaced as negotiable risks.
Escalation-aware: the agreed cap is remembered and applied whenever you check an invoice.
Expiry & renewal alerts: never roll into an auto-renewal you didn't review.

The agreement leaves call-out coverage undefined and places no cap on parts markup, both common cost leaks. Raise them before you renew.
Compliance & codes

Stay ahead of every obligation.

Track inspections, certifications and due dates across every lift, and have proposed upgrades and modernisations checked against the codes and standards held in LPM's controlled knowledge base before you commit a cent. Formal certification, statutory testing and sign-off remain with the party responsible for that work.

Code & standards checks: proposals checked against the relevant requirements in LPM's controlled knowledge base, with findings grounded in the source material.
Obligation calendar: inspections and certifications tracked per lift, with lead-time alerts.
Defect linkage: every obligation ties back to the lift and its audit history.

Upgrade checked against the relevant code
The proposed modernisation reuses a door reopening device that no longer meets current code. LPM flags it so a non-compliant upgrade isn't paid for and redone in two years.
Quote analysis

Quotes, analysed the moment they land.

Maintenance, renegotiation, repair, or modernisation: each quote is reviewed, analysed, and sense-checked against comparable scopes and your own contract, so inflated costs have somewhere to be caught.

Line-by-line breakdown: labour hours and parts compared to typical, with the dollar gap shown.
Impartial comparison: a comparison range built from comparable scopes, so you have an independent reference point.
An independent negotiation range: on repair, renegotiation and modernisation quotes, the reference range to negotiate from and the reasons why.
